Choosing an area
Kedungu, Seseh or Cemagi?
A lifestyle-first guide to choosing the right part of Bali's west coast.
Choosing where to live is not really about choosing a name on a map.

When you search west of Canggu, three names tend to appear again and again: Kedungu, Seseh and Cemagi. They can look similar in a property search, but they can feel very different once you start living your normal week.
Instead of asking which area is “better”, start with a more useful question: which place fits the life you actually want to live?
Your ideal location depends on the things you repeat: school runs, work, beach time, dinners, social plans, shopping and how often you still need to travel toward Pererenan or Canggu.
Start with the geography
Kedungu is around Belalang on the Tabanan coast. Seseh sits within the wider Cemagi village area in Mengwi, Badung, and official village records list Banjar Seseh as part of Desa Cemagi.
That overlap matters when you are browsing property listings. A home described as “Cemagi” may be close to an address another listing markets as “Seseh”. The names are useful starting points, but the property pin is what you should ultimately compare.
Three areas, three different starting points
| Area | Why it may enter your search | What to test |
|---|---|---|
| Kedungu | Your plans centre on Kedungu Beach, Belalang or the Tabanan coast. | How well does this address connect to your school, work and social life? |
| Seseh | You want a coastal setting while keeping Pererenan and Canggu in regular plans. | Does the actual route work for the journeys you will make most often? |
| Cemagi | You want to explore more than one coastal pocket and compare different village settings. | Which part of the wider area best fits your everyday routine? |
Kedungu: when you want a new base around the Tabanan coast
Kedungu puts the beach and Belalang area at the centre of the search. It also makes sense to look toward nearby Nyanyi, especially if Nuanu is relevant to your lifestyle through activities, events or education.
Grow in Kedungu is a local school option, while ProEd has a separate Nuanu campus. If either school matters to your household, do not stop at a map pin. Check the actual campus, admissions and the daily commute from the property.

Kedungu can make particular sense when you are looking for a new base rather than trying to recreate your existing Canggu routine. The lifestyle question is not simply how far away Canggu is, but whether you still need to go there often enough for the distance to matter.
Seseh: when Pererenan still matters to your life
Seseh is worth putting on the shortlist when you want a coastal setting but still expect Pererenan and Canggu to feature regularly in your week.
Its beach and the wider Cemagi area's mix of farming and coastal tourism give the area a different setting from a purely urban lifestyle. But the real comparison is always between actual addresses.

Two properties can both be marketed as Seseh and still produce very different daily experiences. One may sit on a narrower approach; another may have a more direct road connection. Visit the street, not just the villa.
- Look at the approach road and how it feels at different times of day.
- Notice nearby construction and surrounding activity.
- Try the route home in the evening.
- Consider how often you will travel east for work, school or social plans.
Cemagi: explore the wider picture
The wider Cemagi area gives you more than one coastal pocket to compare. Village life, agriculture and coastal destinations such as Mengening and Seseh beaches all form part of the picture.
That variety can be useful. An inland home and a coastal home may suit completely different priorities. One might simplify your regular journeys; another might put you closer to the stretch of coast you enjoy most.

So do not assume that every property carrying a Cemagi address offers the same lifestyle. Use the places you actually need, such as your workplace, school, favourite shop or regular social destination, as the reference points.
And then compare the property, not just the postcode
Two villas can look almost identical in a listing and still be very different purchases. Once you have narrowed down the area, put the commercial and practical details next to the location.
- Remaining lease period and terms.
- Land and building size.
- What is included in the furnishing package.
- Construction stage, delivery timetable and remaining obligations.
- Relevant approval or documentation status.
- Total purchase cost and costs required before the intended use can begin.
- What could be built on neighbouring land.
- Whether the access you depend on is properly documented.
Do not buy the view alone. If an attractive view depends on open land next door, ask what could be built there. The view you are buying today may not be the view you keep tomorrow.
Build a shortlist you can actually compare
Once you have explored the areas, reduce the search to two or three real homes. Visit them with the same questions, at similar times, and with the same priorities.
- What feels good now?
- What would become inconvenient after the novelty wears off?
- Which journeys would you repeat every week?
- Which property gives you the lifestyle you want without creating unnecessary daily friction?
Four Palms belongs in the Kedungu part of that shortlist. If its location works for you, compare it with the other homes on the same practical basis and ask for the plans before visiting.
The right question is not “which area wins?”
Kedungu, Seseh and Cemagi each become more interesting when you stop treating them as labels and start treating them as places where a real routine has to work.
Choose the beach you will actually use. Test the school run you will actually repeat. Drive the route you will actually take. Look at the street after the viewing excitement has gone. Then compare the property terms with the same level of care.
The goal is not to find the most popular name on the map. It is to find the address that still feels right when the holiday feeling becomes everyday life.
